On behalf of the Downy Caney Creek Club Lot
Owners Association, I would like to thank everyone in the private sector who
made contributions to improve the roads without your help this could not have
been done Hall Road bought 7 loads and they were matched with 7 Albacore
bought 7 loads they were matched with 5 Chimira
bought one load and were matched with 3 Oceana bought 3 loads they were
matched with 3 Nautilus bought 2 loads and were matched with 2 and there has
been about 34 loads put on Marlin Seaview 1 load .
A special thanks goes out to the Mud district for their purchase of 6
loads of rock and there offer to help patch the roads when necessary . If
anyone would like to help out with the roads they can contact Downy Caney
Creek Club Lot Owners Association.
We would like to thank Gus Holmelin
for doing such a fantastic job on the roads. Gus took a week of his vacation
to come to Sargent and work on the roads. In that week he put down close to
800 tons of limestone. He covered almost all of Marlin, a good part of Hall
and some of the side streets. If you see Gus on the street stop and let him
know how much you appreciate it.

We added 4 new Board Of Directors, James Sarbeck, Sally Morse, Chris Rankin, & James Farrar.
We want to thank Mrs Sarbeck
for finding officers & directors insurance for DCCCLOA. We still have
openings for 3 more directors. If anyone is interested in serving as a
director please come to our next meeting March 29.
There will be no meeting held in December, The
next meeting will be held on January 25, 2014. Have a great holiday
The Board of Directors has voted in Gus Holmelin as our newest Board of Director. Gus will be
taking over the responsibility of overseeing the road maintenance.
The Directors and Officers Insurance was not
renewed by the insurance company. Ruth Risinger,
Kevin Irwin, & Julia Lucksinger all resigned as
Perry Johnson resigned from being in charge of the roads. Dave
Tuttle will now be overseeing road maintenance. Fran Ratliff resigned from
the Board Of Directors due to her moving to Temple. Lamar Brown also resigned
from the Board due to other obligations. Ã‚
Due to the holidays there will be no meeting at
the end of December. Have a Great Christmas.
Our next meeting has been moved to December 1,
2012. Due to the boat parade. There will not be a meeting held at the end of
December. February 13, 2013 will be the first meeting for the new year.
Board member, Bill Pendergraft resigned from the board on
Saturday March 31st. Bill sold his property in Downeys and is no
longer eligible to serve. We will miss him and want him to know that we
appreciate his time and input as a board member. A replacement will be
appointed at the next board meeting. Ten additional streetlights have been
added within the DCCCLOA subdivision. Most are new lights, placed at
intersections and areas that were unlit, such as Neptune and in the Marlin
area. There were also some lights that existed but were not working and not
on the DCCCLOA billing, such as the second bridge on Carancahua. That area is
now lit and, hopefully, much safer. There will be six (6) positions up for
election at the annual August meeting. The election committee will soon be
seeking people to run for the board. More details coming soon. The mosquito
spraying seems to be helping.Ãƒâ€šÃ‚Â
Board members have received calls from some residents expressing their
appreciation for the spray. Again, DCCCLOA board members wish to remind you
that the monthly meetings are held the last Saturday of each month at 6:00 PM
at the Library. Everyone is welcome to attend. The next meeting is April 28,

Downeyâ€™s Caney Creek Club Lot Ownerâ€™s Association is now taking bids for
mowing/shredding approximately 22 miles of private road in the Downeyâ€™s
Subdivision, Sections 17, 14 & 15. Deadline for bids will be December 15,
2011. Bid applications can be picked up at the Downeyâ€™s Office (Library)
Wednesday thru Saturday or obtained by mail. Call 979-244-4664 or e-mail

Bids are now being accepted from Downeyâ€™s Caney Creek Club Lot Owners
Association members for the association owned tractor. The best credible
offer will be accepted. If no credible offers are received by December 9,
2011, the tractor will be offered for sale to the general public. You are

The June, 2010 lawsuit filed against Downeyâ€™s Caney Creek Club Lot
Ownerâ€™s Association by some of its membership is finally over. A motion was
filed on November 1st to dismiss the case, which was signed by all attorneys.
The Boardâ€™s insurance company agreed to pay the balance of the Plaintiffâ€™s
attorney fees, which prompted the settlement of the suit.

Motion 1: Minutes from prior meeting were read & approved - Unanimous
Motion 2: Financials from October read and accepted - Unanimous
Motion 3: The board will ask for Bids on mowing all of the common areas and
streets that are not paved/gravel. The deadline for the bids will be December
15, 2011 - Unanimous
Motion 4: Board decided to put the tractor that we own up for sale. We will
be taking bids from DCCCLOA property owners first. Best credible offer will be
taken. If no credible offers are made within 30 days, we will place tractor
for sale to general public - Unanimous
Motion 5: All non-involved members of the board ratified their decision to
settle the pending lawsuit against the association. Also all non-involved
board members signed an agreement stating they agreed to settle the lawsuit.
Plaintiffs serving on the board (Dittert, Brown, Risinger, Pendergraft)
abstained from any discussions and voting concerning this suit.
Motion 6: Pest Control needs to be done on the DCCLOA office and building, Al
Mercer Jr. Pest Control is the only local pest control that we are aware of,
so he will be asked to do the job - Unanimous
Motion 7: A Plumber will be called to check on the lines into the office.
There is a sewage smell in the library and office.

We had a request to for the election totals to be made public, 3 of the
election judges came to the meeting. Joe Ramsey, Joann Tuttle, Debra Ward

Perry gave his road report. He spent $375.00 on material. More material will
be arriving shortly.
Harold presented a budget for the rest of our fiscal year. Acceptance was
tabled until we get the bids for mowing.
We are in the process of re-filing our tax exempt status. It will cost
approximately $4000.00 to get the status back.
We are asking the IRS for abatement of the $2000.00 penalty because the old
board filed the 2009 taxes 9 months late.
Street lights- they are sending us a list of where all the lights we own are
We talked about the internet tower being put on our property & decided
that at this time we shouldnÃƒÂ¢Ã¢â€šÂ¬Ã¢â€žÂ¢t do this.
We are going to invite board members from other HOAâ€™s in the area to our
meetings, so we can talk about the greater good of the whole community. Dave
Tuttle will be contacting them.
November meeting is scheduled to be the night of the Christmas boat parade,
so it was moved to December 3rd.
Hello, Everyone - Been a long time, hasn't it? Hope you are all
watching the paper for news and/or making plans to attend some of our monthly
meetings. They are held the last Saturday of each month at 6 p.m. at
the Downey's office. Although the office is closed, someone is usually
there on that afternoon, if you have questions about your bill, etc.
Just wanted to let you all know that a member recently
received a letter, appearing to be on Downey's letterhead and being sent by
me. No signature, just my name. Won't go into details, but the
letter was a little rude. The ONLY mail that Downey's has sent out is
the 2010 billing (mailed in March) and the 2011 billing (mailed in July &
accompanied by the ballot & newsletter). If any of you receive a
letter from Downey's board or myself, please contact me at this e-mail
address. I need to know when someone sends out mail in my name!
Remember, our meetings are open to all members - would like to
see some of you at the next meeting.
